That's very interesting... and some of the best franchise related news I've read this year.

Been hoping for a training facility for years.

Whatever happened to Pequannock?

Pequannock will soon be the official new home of the MetroStars training site and corporate headquarters. The Township of Pequannock Planning Board unanimously approved the first phase of construction of a MultiSports Complex to be built along Route 23 on the old McDonald's Beach site. When finished, the project will become the home of the MetroStars soccer operations. Construction on the site will begin once permits are acquired. The first phase of construction will be specific to the MetroStars training complex, which will include indoor and outdoor practice fields.

"We are very excited to be part of the Pequannock community," said MetroStars President and General Manager Nick Sakiewicz. "We are a community based and driven organization. We are proud of the credibility we've earned as a leader among sports teams and as a business in building valuable and productive community relationships. We embrace this role and obligation and view the Pequannock training facility as a great opportunity for Pequannock and its residents. We went to great lengths to take pro-active steps during the design process to create a facility that enhances and compliments the current site and community for the residents of Pequannock and will continue to do so throughout the construction phases."

paging any MetroFanatic land use lawyers...

What does COAH have to do with the RBNY plans for a practice facility? I was nothing about them building any housing on the site, so why would COAH be involved? It's a commercial/recreational facility, yes?

That would have been amazing.

I doubt Dolo is ever gonna play in MLS. Im pretty sure he isn't MLS biggest fan.

That is really a great location to provide exposure for the team. Huge traffic volume, and a relatively affluent, high-soccer-interest area. Its also an area starved for extra fields, so any opportunity they have to host tournaments or allow use of the facilities could generate support. The fall tournament in Parsippany is enormous and uses something like 50 fields scattered all around that area.

Yeah, would be curious to know, but we can speculate a bit (*not a land use lawyer, nor do I play one on TV):

The Council on Affordable Housing (COAH) is an agency of the Government of New Jersey within the New Jersey Department of Community Affairs that is responsible for ensuring that all 566 New Jersey municipalities provide their fair share of low and moderate income housing. The COAH was created by the New Jersey Legislature in response to the Fair Housing Act of 1985 and a series of New Jersey Supreme Court rulings known as the Mount Laurel decisions.

The Mount Laurel doctrine is a controversial judicial interpretation of the New Jersey State Constitution. The doctrine requires that municipalities use their zoning powers in an affirmative manner to provide a realistic opportunity for the production of housing affordable to low and moderate income households.

So, seems like it must have meant that if RB was going to get the zoning change (mentioned in the article) from Industrial to Light Industrial/Recreational, someone (or the law) wanted (or required) that there also be some sort of low-to-middle income housing development accomplished at the same time (though, one would assume not entirely in the same development, perhaps nearby), so that the Town Council could satisfy the desire (or the law) to be using their zoning power to accomplish the goal of increasing affordable housing.

Certainly down with affordable housing, but, seems like a bummer for the town (and also for our team) if they couldn't get the facility done for that reason, as they are quite unrelated, and recreation available for town use is a good community benefit, even if it doesn't include a housing component. It does raise (relatively speaking) the appeal of the community, and therefore (marginally impacts, but positively so) local property values.

Word out of RBFO at the time was that they were going to move the team headquarters over there. Team HQ is now in the stadium, so, no real need to move them back out to Hanover (one would guess). So, the employees there would be academy personnel and those running the youth programs, etc.

I wonder if that had something to do with the housing? I'll just be happy when this gets done and we have a place of our own to practice.
